Rent reviews
We are currently acting for both landlords and tenants in connection with rent reviews and lease renewals of shops and offices. It is often the case that timing is critical and we would welcome an initial chat so that the appropriate action can be taken.
We have found that, if a business wishes to re-locate or find larger premises, the person responsible often does not have the time to find suitable property and assess the situation. We are retained by several firms to find and advise in respect of premises for their own occupation and the arrangement seems to work well. We charge on an hourly basis for the work we actually do. When we have found a suitable property, we will agree a separate fee for additional advice if required – such as a building survey or appraisal. This may also include assistance with the disposal of their existing premises – for example, advice and negotiations regarding dilapidations liability. We do not sell properties but will put you in direct contact with a suitable firm of estate agents in the area.
