We are currently acting for both landlords and tenants in connection with rent reviews and lease renewals and are often asked to prepare a formal valuation of a flat, house, shop, factory etc. This might be for Inheritance Tax purposes, Capital Gains Tax, security for a lender, proposed purchase etc.

We have found that, if a business wishes to re-locate or find larger premises, the person responsible often does not have the time to find suitable property and assess the situation. We are retained by several firms to find and advise in respect of premises for their own occupation and the arrangement seems to work well. We charge on an hourly basis for the work we actually do. When we have found a suitable property, we will agree a separate fee for additional advice if required such as a structural survey or appraisal. This may also include assistance with the disposal of their existing premises for example, advice and negotiations regarding dilapidations liability.
